W&M Construction: A Productive Partner for Any Lease

Thomson Corporation offices
W&M Construction works as a productive partner during every phase of the leasing process, throughout the W&M Properties Class-A office portfolio, and at other buildings in the Fairfield and Westchester County marketplace, where the firm is a leading builder.

An affiliate of a well-established property firm, W&M Construction knows the key ingredients for successful construction experiences for both the tenant and landlord. Building top-quality spaces within and outside of the W&M Properties portfolio is of the utmost importance to the W&M Construction team.

The Thomson Corporation, which has expanded its offices at W&M Properties' Metro Center and First Stamford Place, is a typical satisfied client. "W&M Construction is a trusted partner that knows us and our needs and has supported us as we grow," says Barbara Scarcella, Thomson's senior vice president and strategic sourcing officer.

Katie Holton-Arnau, Thomson's director of facilities administration and corporate services, credits W&M's project managers, saying "they have provided Thomson with excellent construction crews and have met very tight deadlines."

Within the W&M Properties portfolio, even before a lease is signed, W&M Construction assigns a director of pre-construction services, who is a licensed architect, to work with the prospective tenant and its design team, ensuring that plans conform to the building's requirements and stay within the tenant's budget. Once a lease is signed, W&M Construction works with the entire W&M team to provide full turnkey service, through the move-in phase and beyond.

The W&M Construction team consists of:
  • the building owner;
  • project managers, who communicate regularly with the client, monitor actual costs, and coordinate communication with the tenant;
  • architects;
  • engineers;
  • vendors;
  • field supervisors, responsible for monitoring schedules and quality of workmanship; and
  • operations managers, charged with allocating the resources needed for each project.

"Our focus on standards and attention to detail are key to effective quality control, which is crucial to our success when we work on any project, whether or not it's a W&M building," says Timothy W. Yahn, president of W&M Construction.

And W&M Construction's expertise extends to even the most sophisticated and technical client needs. For example, W&M Construction has become expert at coordinating the installation of redundant power to protect tenant operations. That means working with a landlord to locate building space for back-up generators, cooling towers, transfer switching equipment, and miles of pipe, while meeting sound and vibration attenuation standards to prevent disturbing building tenants.

"The coordination required for the generator project, in particular, is exhaustive," says Mr. Yahn. "It entails sophisticated engineering, complex work sequences involving power shutdowns, and after-hours work in common areas, including the use of cranes to hoist and place heavy equipment." Mr. Yahn adds: "At W&M Construction, we partner with tenants, their representatives, and their landlords to create the best and most productive outcome for every job."
