Westchester County

500 Mamaroneck

O'Connor Davies Munns & Dobbins, LLP, an accounting and consulting firm, leased 11,214 square feet of new headquarters space for a 10-year term.

"500 Mamaroneck is a class-A building in a great location; it made sense to us logistically," says Kevin Keane, the firm's managing partner. "We are consolidating two of our existing Westchester offices into this new location so that our accountants and consultants can better serve our clients."

CBG Investment Advisors, Inc., a private Swiss bank specializing in portfolio management for high net worth individuals and institutional clients, signed a six-year lease for a 2,837 square-foot new regional headquarters.

Barrington Chemical Corporation, an international distributor of nutritional and pharmaceutical raw materials, expanded its space to 3,207 square feet and renewed its lease through 2012.

Ten Bank Street

Pioneer Financial Management, Inc., manager of corporate finances and investor relations for its parent company, Pioneer Corp., a manufacturer of electronic products, extended the lease on its 2,575 square-foot offices through 2004.

711 Westchester

IPI Skyscraper, Inc., a mortgage brokerage firm, signed a six-year lease for a new 5,809 square-foot branch office.

Fairfield County

Metro Center

In its third lease renewal and expansion since 1992, Jefferies & Company, Inc., an institutional brokerage and investment bank, has increased its space to 16,148 square feet and extended the lease on two-thirds of its space through 2017.

Cartesis, Inc., a supplier of financial analytic software, extended its lease through 2012 on its 7,120 square-foot offices.

In its second extension since 1992, Flavin Blake & Co., L.P., an investment management firm, has extended the term of lease on its 1,347 square-foot offices for three additional years.

"We're very pleased to extend our relationship with W&M," says Patrick Flavin, the firm's president and chief investment officer. "With its first-rate amenities and accommodating staff, Metro Center is undoubtedly one of the finest office buildings in Stamford."

Soundview Plaza

In its fifth lease renewal and expansion in 10 years, FocusVision Worldwide, Inc., a video conferencing provider, increased its space to more than 15,000 square feet and extended its lease term through 2010.

"The recent enhancements here, most notably the lobby and elevator upgrades, not only reflect well on the building, but also on our company's image," says Judy Houlahan, FocusVision's senior vice president.

PH Capital, a sports and entertainment venture capital fund, signed a five-year lease for new 1,642 square-foot offices.

MerrittView

Anthem Blue Cross & Blue Shield of Connecticut, Inc., a provider of health care benefits and services, signed a lease for a new 2,206 square-foot sales office.

"The location of the building, its ease of access and the professional environment it provides will assist us significantly in serving our growing customer base in Fairfield County," says Linda Masci, vice president and general manager for Anthem's Connecticut operations.

A tenant since 1996, The Hay Group, Inc., a human resources consulting firm, renewed the lease on its 4,949 square-foot offices for five years.

First Stamford Place

Citicorp North America, Inc., a unit of Citigroup, the financial services firm, expanded its 100 First Stamford Place space to 172,426 square feet and extended its existing lease through 2010. Citicorp also leased 117,188 square feet of new offices at 300 First Stamford Place through 2012.

Element Re Capital Products, Inc., a provider of insurance, reinsurance and financial products, leased 9,637 square feet through 2007.

"Our employees appreciate the accessibility of the building from Manhattan, as well as the suburbs," says Lynda Clemmons, president & COO of Element Re. "The building's exercise facility is also very popular."

In its fourth renewal since 1994, High-Point Rendel, an international consulting firm providing management, business and engineering services, extended the lease on its 2,331 square-foot offices for five years.

In a relocation move, Spherion Atlantic Enterprises, LLC, a recruitment and staffing company, signed a five-year lease for new 3,440 square-foot offices.

Hamburg-based international trading firm Coutinho Caro & Co. USA, Inc., in its fourth lease extension since 1989, has again renewed the lease on its 2,006 square-foot offices.

Croteau Investment Management, Inc., in its second renewal since 1991, extended its lease through 2008.

In its second renewal since 1992, First Stamford Barbers has extended the lease on its first-floor barbershop for five years.

AEA Investors, Inc., a Manhattan-based private equity and investment firm, signed a six-year lease for a new 3,636 square-foot branch office.
