In order to satisfy consistently strong demand from many small and mid-sized tenants with immediate space needs, the Malkin family, owners of W&M, has selectively expanded its extremely successful pre-built program from its 8,000,000-square-foot New York City portfolio to W&M's collection of award-winning Trophy office properties in Fairfield and Westchester Counties. "Availability of pre-builts enables those tenants requiring fast-track moves to sign a lease and take occupancy of their new space on the very same day," says Jeffrey H. Newman, executive vice president of W&M Properties. "W&M stays ahead of this steady demand by maintaining an inventory of move-in suites with high-quality finishes." At Ten Bank Street in downtown White Plains, construction is now underway on a 3,667-square-foot seventh floor pre-built unit with a layout that includes five windowed offices, a pantry, copy room, conference center, IT storage room and an open area for workstations or trading. At 500 Mamaroneck Avenue in Harrison, W&M has finalized architectural and engineering drawings for two adjacent pre-built units on the fourth floor. A 2,395-square-foot space will offer four windowed offices, while a 4,579-square foot unit will have seven perimeter offices. Both pre-builts will be equipped with a conference room, a copy room/pantry, a formal reception area and an open area for workstations. The demising and layout plans for these units have been so designed that if necessary, they may be consolidated into one single unit suitable for a larger tenant requiring immediate occupancy. At First Stamford Place, W&M recently completed a 2,538-square-foot pre-built unit on the third floor of the 100 Building, which has already been leased by Robert W. Baird & Co., Inc, a global wealth management, capital markets and asset management firm. A key factor for the tenant was its ability to move into its leased space on such a fast-track basis. "Tenants often do not have the requisite amount of time necessary to sign a lease, prepare drawings and build out a space," says office broker Steve Banker of Newmark Knight Frank. "The beauty of W&M's well-designed pre-builts is that they offer 'instant gratification' when the need for a quality, functional office facility is on a moment's notice. These pre-builts will certainly continue to generate a great deal of interest and leasing activity."
